Do I need to repair or clean out my home?

No renovation is required before we evaluate your home. We can discuss its current condition and any belongings you would like to leave behind, with the details agreed in writing.

How quickly can we close?

Tell us your deadline at the start. We can work toward a fast closing when the title, paperwork, and any required approvals allow it. We can also discuss a later date if you need more time. Your contract sets the agreed timeline.

Is requesting an offer free?

Yes. An initial conversation and requesting an offer are free. You are under no obligation to accept.

Will you cover closing costs?

Closing costs are discussed as part of the offer and allocated in the purchase agreement. We’ll review the proposed costs and terms with you before you decide.

Is a cash offer my only option?

Depending on the property and your goals, we may discuss a cash purchase or negotiated financing terms. These work differently, so we explain the proposal and encourage independent legal and financial review.

How do you decide what to offer?

We consider the property’s condition, comparable homes, anticipated renovation work, and the costs and risks of the purchase. A direct offer may be lower than a retail listing price in exchange for a different process and timeline.

Can I sell an inherited or rented property?

We consider both. We’ll discuss ownership authority, estate requirements, leases, and occupancy before agreeing on a plan.

Will I get marketing texts if I fill out the form?
