Inherited homes & probate

A home full of memories. A decision worth taking carefully.

An inherited home can bring decisions nobody was expecting: maintaining an empty property, sorting belongings, or agreeing on a plan with family members. You can talk with us before putting money into repairs. We’ll look at a potential purchase while you work through the estate’s next steps.

01

Start with the people involved

Let us know who is managing the estate and whether other owners or family members need to participate. A shared understanding of the proposed price and timing can make the conversation easier. We won’t assume one person can approve a sale for everyone.

02

Make a plan for the belongings

You may want to keep personal items but leave furniture or unwanted contents. Walk us through what matters to you. Any agreed cleanout and responsibility for items left behind belongs in the purchase agreement.

03

Coordinate the property from wherever you are

If you live outside Georgia, we can begin by phone and discuss access with your local representative. The closing professionals will confirm which documents and signing arrangements your transaction requires.

A practical path forward

What working together could look like.

First, we learn about the home and your role in the estate. If a purchase appears workable, we review the condition and share proposed terms for the authorized parties to consider. We coordinate the closing plan with your representative and the appropriate professionals.

An offer you can understand

Look beyond the headline price.

What you receive, when you receive it, and what you’re responsible for all matter. We explain the proposed payment structure, costs, property condition, and timing so you can assess the whole agreement.

Before signing, ask

“What does this mean for my next step?”

Review the net proceeds, any conditions to closing, and your move-out arrangements. If a proposal involves financing or an existing mortgage, have an independent professional review the risks and responsibilities with you.

Do I have to clear out the house first?

You can talk to us before tackling the cleanout. Keep the items that matter to your family, and tell us what you would like to leave. We’ll discuss the remaining belongings and put any agreed cleanout arrangements in writing.

Can we start while probate is still underway?

Yes, we can start learning about the property. Your estate representative or attorney will need to confirm who can sell and what has to happen before closing. We’ll work around those requirements when discussing a purchase.

I live out of state. Do I need to travel?

We can begin by phone and discuss access with a local person you authorize. If you decide to sell, the closing professionals will confirm which signing arrangements are available. Let us know early if travel is difficult.

What if several family members inherited the home?

Tell us who is involved so the right people can review the offer. The estate representative and closing professionals will handle questions about authority and distribution of proceeds. We can explain our proposal to the people making the decision.

The house hasn’t been updated in years. Is that a problem?

You don’t need to update it to request an offer. We look at the home as it stands and account for its condition when considering a purchase.

Do we have to decide right away?

Requesting an offer does not commit your family to a sale. Ask questions and take the proposal to your advisers. If there is a deadline or an offer expiration date, we’ll discuss it clearly.

Your home. Your next step.

Let’s see what could work for you.

Share the property, the timing, and what matters most. We’ll take it from there.
