A conversation about the property

Call us or leave your contact details. Mo will ask about the address, the condition, who owns or occupies the home, and what you want from a sale. Let us know about any deadline at the start. You do not need to have every answer ready.

A closer look at the home

If a purchase looks possible, we discuss access and review the property. We consider its current condition, the work it may need, and comparable homes. This helps us decide what we can propose. You do not need to renovate or stage the house before this conversation.

A written proposal you can review

We explain the proposed price, payment structure, closing costs, and timing. Depending on the situation, we may discuss a cash purchase or other negotiated terms. Ask questions, compare your options, and have an independent professional review the agreement if needed. Requesting an offer does not commit you to a sale.

Paperwork, closing, and your move

If you choose to proceed, the purchase agreement sets out the responsibilities and deadlines. We coordinate with the closing professionals and, where applicable, your attorney or estate representative. The condition of the title and any required approvals affect timing. Possession, belongings, and move-out arrangements should be agreed in writing.

Timing that reflects your situation

We work toward a fast closing when the transaction allows it. First we need to understand the property, title, financing, and any required approvals. That gives us a basis for discussing a realistic date.

If you need more time to move or coordinate with family, bring that up too. Closing and possession are separate details that should both be clear in your agreement.

Am I committing to sell when I contact you?

No. Asking questions or requesting an offer does not commit you to selling. A written agreement is a separate step; review its terms carefully before signing.

How do you decide what to offer?

We consider the location, comparable homes, current condition, expected renovation, and the costs and risks of the project. The payment structure and timeline also matter. We will discuss the proposal so you can compare it with your alternatives.

Who pays closing costs?

That is part of the proposed terms, not an automatic promise. Review the allocation of costs and estimated net proceeds alongside the purchase price. The final agreement should identify what each party is responsible for.

Is every offer a cash purchase?

No. Depending on the property and your goals, we may discuss a cash purchase or negotiated financing terms. We explain the proposed structure, and encourage independent legal and financial review when financing is involved.

What could affect the closing date?

Title issues, payoff information, access, financing, and estate or court approvals can affect timing. We work through those details with the relevant professionals rather than promise the same number of days for every property.
